Sector · Property & Proptech

Property runs on documents, deadlines and people not replying.

Every transaction is the same shape: a pile of paperwork, a chain of people, and a clock. The work is not complicated, it is relentless — and it is exactly the shape of work that software should be carrying instead of a person.

We Are In This Sector

Not theory. A live platform.

We run a proptech platform of our own — AI for home-buying and renting, where the family's files never leave their own Google Drive and agents get a tracked, revocable doorway to them instead of a copy. Doors, not storage.

That design decision came out of the sector's actual problem: property generates enormous quantities of sensitive paperwork, and the standard answer is to email it around until nobody knows how many copies exist or who still has one. Solving that properly is harder than building another portal, and it is the sort of thing you only get right by living in it. The full write-up is on the case studies page.

What Gets Built

The relentless parts.

Document flows

Collect, check, chase, share and store — with a record of who saw what and access you can revoke.

Lead qualification

Enquiries read, qualified and routed, so viewings go to people who are actually going to turn up.

Follow-up that never forgets

The chase across a chain of solicitors, lenders, surveyors and vendors that currently lives in someone's head.

Client portals

Somewhere a buyer, seller or tenant can see their own status without ringing for an update.

Tenancy operations

Renewals, inspections, maintenance and compliance dates that arrive before they are overdue.

Compliance records

The evidence trail that has to exist when somebody asks, assembled as you go rather than reconstructed later.

The Careful Part

Somebody’s whole financial life is in that folder.

Access, not copies. Wherever possible, give people a tracked doorway to a document rather than another copy of it. Copies cannot be recalled.

Revocable by design. Access that can be withdrawn when a party leaves the chain, without hunting through mailboxes.

A human signs what goes out. AI reads, summarises, drafts and chases. A person is accountable for anything that reaches a client.

Logged end to end. Who accessed what, when, and what was sent. Not for theatre — for the day somebody disputes it.

Questions

The ones we actually get asked.

Do you build for agencies, or for landlords and managers?
Both, and they need different things. An agency is optimising a transaction with a clock on it; a manager is optimising a portfolio that never ends. The free scan works out which shape your problem actually is before anything is designed.
We already use a CRM. Does this replace it?
Usually not. Most builds sit on top of what you already run and fill the gaps it leaves — typically documents, chasing and the client-facing view. Replacing a working CRM is rarely the cheapest route to the outcome.
How do you handle sensitive client documents?
Where possible by not moving them at all — giving tracked, revocable access to a document where it already lives, rather than creating another copy in another system. That is the architecture behind our own proptech platform and it exists precisely because copies cannot be recalled.
Can AI actually help with property paperwork?
It is one of the better fits, because the work is high-volume, document-heavy and rule-bound but not entirely predictable. Reading a pile, working out what is missing, drafting the chase and flagging the file about to go wrong is exactly the shape of thing AI does well — with a person signing off what reaches a client.
